Hi Ryan, I am writing to tell you about the great experience I had using HOUSEPAD to list my house on the MLS. I chose HOUSEPAD over other sites that offer MLS listing services based pretty much on your website. It is very well-planned and your pricing, although perhaps not the lowest, offers many options making it easy to tailor costs to any budget. The details of each menu-like option are clearly provided and care is taken to cover all details understandably which eliminates any surprises.

 

I took a chance on HOUSEPAD with a little trepidation. One never knows what might be encountered using an unknown internet source. And I had read some details about some of the services not being very good. But I must say I am very happy I chose HOUSEPAD. I was pleasantly surprised to find that HOUSEPAD performed every service it advertises with truthfulness, speed, and professionalism. The listing paperwork is relatively easy to complete, but a live human being was easily accessible to help whenever I needed assistance (in the English language to boot!). My lockbox was shipped promptly along with clearly written instructions on how to easily set it up. My virtual tour was created effortlessly and professionally. Revising my listing periodically was as easy as sending an email. Getting my lockbox deposit back was handled professionally and quickly after I returned it to HOUSEPAD.

 

Using HOUSEPAD to list my house for sale required about the same amount of my time and effort as would have been required if I had used a real estate listing agent to complete the paperwork. My property was exposed on the MLS in the same way a real estate listing agent can. All the well-known (local) real estate agencies such as Coldwell Banker, Century 21, Tomlinson & Black, and Remax still picked up my MLS listing and exposed my property on their websites at no additional cost to me. I actually found it to be an asset not to use a real estate listing agent as a middle person between me and the buyer's agent or the buyer because I was able to talk directly to them instead of relying on a listing agent who may not even remember my property, or who may simply want to use my listing to net as many potential buyers as possible for all of their other listings.

 

Buyers can look at websites and listing details on their own . . . whether or not they are represented by an agent. And buyers can get a nice reduction in price if they can deal directly with the owner of a property. In my listing details I still offered a 3% commission to any buyer's agent who could bring in an acceptable offer from a qualified buyer. But for me, there is little justification to offer an additional 3% commission to a listing agent, for a total of 6% in commissions, when I can use the MLS the same way a listing agent can use it. Breaking it down into realistic terms, I cannot justify spending six months of my salary on a few hours worth of work being done for me by a listing agent when, thankfully, services like HOUSEPAD offer a much more sensible option.

 

As it turned out I received an offer from a buyer who had been shopping for property and was not represented by a buyer's agent. This is the best of all possibilites. I was able to reduce my price by many more thousands of dollars without it costing me anything. I had a lot of negotiating room and this makes for a very happy buyer.

 

In tough financial times it makes sense to find ways to save money and using a MLS listing service can save a substantial amount of money for both sides of a sale. In my opinion, HOUSEPAD is the right MLS listing service to choose if a seller is looking for an easy-to-use, professional, and fair-priced do-it-yourself option for getting their property exposed to a broad range of people looking for homes to purchase. If I were going to sell a house again I would definitely use HOUSEPAD.
